FAQ

  • What types of concrete cracks do you repair?

We repair non-structural concrete cracks, including:

    • Driveway cracks • Sidewalk and patio cracks
Basement wall cracks (leaking, not structural)
    Basement floor cracks
    Garage floor cracks
Commercial and industrial concrete parking lot cracks
    • Expansion joints and control joints
    • Spalled (crumbling) concrete surfaces

We do not perform structural foundation work.

  • Can I get a quote by sending a photo?

Yes — for basement wall cracks, you can text us photos to 248-248-5888, and in many cases we can provide a quote that way. However, not all basement crack repairs can be accurately priced from photos alone — we’ll let you know if an in-person inspection is needed. For driveway cracks, we usually need to visit the site to quote accurately, but you don't need to be home — just provide the address, and we’ll check it out and send a quote.

  • How long does a repair take?

Most crack repairs take about 2–3 hours, depending on the length of the crack, prep work, and weather conditions. Larger or more complex repairs may take longer

  • What materials and methods do you use?

We use commercial-grade polyurethane sealants and caulking systems designed to handle Michigan’s freeze-thaw cycles. For leaking basement wall cracks, we utilize a dual repair method using both epoxy paste and polyurethane injection — this combination creates a strong, flexible seal that stops water and holds up over time. No digging required.

  • Do you use epoxy or polyurethane?

We use polyurethane sealants and injections for most jobs because they’re flexible and better suited for moving cracks, especially in Michigan’s freeze/thaw cycles. For basement wall cracks, we also use epoxy paste as part of our dual repair method. While epoxy is commonly used in structural applications, we apply it as a surface sealant — not for structural reinforcement.

  • Do you offer concrete joint caulking or sealing?

Yes — we professionally caulk expansion joints, control joints, and cold joints using flexible, long-lasting sealants. Joint caulking helps prevent water, debris, and salt from getting between slabs, which can lead to erosion or heaving. It’s an important part of maintaining concrete surfaces like driveways, sidewalks, and warehouse floors.

  • Do you seal driveways to prevent future damage?

Yes — we offer protective driveway sealing using a breathable, water-based penetrating sealer that helps resist salt, water, and freeze-thaw damage. This is especially useful before or after winter to extend the life of your driveway. Ask us if your surface is ready for sealing!

  • Can you work in bad weather?

Outdoor work is scheduled around weather — we avoid rain and freezing temperatures. Interior wall crack injections can often be done any time of year.

  • What areas do you serve?

We proudly serve Southeast Michigan, including: Ypsilanti, Ann Arbor, Saline, Belleville, Canton, Plymouth, Northville, Dundee, Milan, Livonia, Brighton, Whitmore Lake, Farmington Hills, Dexter, Chelsea, Romulus, Garden City, Inkster …and surrounding communities.

  • How much does crack repair cost?

Most basement wall crack repairs start at $790, but final pricing depends on the crack’s size and complexity. Text us your photos and we’ll give you a custom quote.

  • Will the area be cleaned up after?

Yes — we always clean up when we’re done. That includes removing tape, debris, and leaving your surface looking professionally repaired.

  • Are you insured?

Yes — we are fully insured for the services we provide

  • Do I need a permit or inspection?

No permits or inspections are required for our non-structural repair services. We do not alter or rebuild structural elements.

  • Do you guarantee your work?

Yes — all repairs include a limited warranty covering materials and workmanship under normal conditions.

  • Do you offer commercial or industrial services?

Yes — in addition to residential jobs, we serve commercial and industrial properties, including warehouses, loading docks, office buildings, and more. Contact us for site visits or large-scale quotes

  • How far out are you booked?

We aim to schedule most jobs within 2 – 5 business days, depending on weather and current demand. During peak season (spring and fall), lead times may be slightly longer. Contact us to check availability.

  • Can I repair the crack myself with a store-bought caulk?

DIY crack repair kits can provide a short-term fix, but they often fail within a season due to poor adhesion or the wrong product type. We use professional-grade materials and prep the area properly to ensure a long-lasting repair.

  • Do you offer emergency repair services?

Yes — we offer emergency crack repair services for situations like active water leaks, sudden driveway trip hazards, or time-sensitive property sales. If you need fast service, text us your location and a photo at 248-248-5888 and we’ll respond as quickly as possible.
